The project, located in the heart of Berlin Charlottenburg, is conducted by renowned real estate developer DC Developments, delivering high-quality condominiums for owner-occupiers and capital investors. A total of 80 residential units and amenities including a roof garden, a roof terrace and a landscaped inner courtyard are being built on the corner property between Schillerstraße and Rückerstraße. What is the minimum investment amount with LINUS?

Our minimum subscription amount is €200,000 per project.

When will I receive the returns / interest payments from my investments?

All interest and principal payments from projects are distributed immediately to investors. In most cases, loans are subject to accrued interest meaning that investors receive the loan amount including interest at the end of the loan term in one lump sum payment. At times, ongoing interest payments are made by the borrowers, which are then distributed accordingly.

Which investments does LINUS offer?

LINUS offers you the opportunity to participate in financing individual real estate projects of renowned developers. Your participation takes place via professional and proven holding structures. You acquire shares in a GmbH & Co. KG (investment company), which is set up specifically for each project and at the same time qualifies as an alternative investment fund (AIF) within the meaning of the German Capital Investment Code, which holds a corresponding loan secured by real estate.

When will I receive the returns / interest payments from my investments?

All interest and principal payments from projects allocated to the investors are generally distributed immediately to investors, subject to the settlement of the costs of the investment company. As a rule, our loans are subject to accrued interest meaning that investors receive the loan amount including interest at the end of the loan term in one lump sum payment. If ongoing interest payments are made by the borrowers, these are also distributed on an ongoing basis.

How does the investment process work with LINUS?

You register on our platform. After the activation of your account, you will be able to view and subscribe to our current projects, which have all been vetted through rigorous due-diligence process that ensures adherence to our strict quality standards. Thereafter, you will continue to stay on top of your investment receiving periodical digital reporting. Our team is always available to answer your questions.

What exactly is a co-investment?

Our partners are never the sole investors in any deal, as LINUS is always present as a anchor investor in every investment. In plain language, LINUS pre-finances 100% of its projects through its own fund Linus Debt Invest DACH I and retains a minimum 25% share in the loan issued over the entire term of the loan.

What are the costs for investing with LINUS?

You receive the interest rate allocated to you as an investor less a small administration fee of around 0.2% p.a. There are no further costs or fees for semi-professional Investors.

What track record does LINUS have?

Since its inception in 2016, LINUS has executed more than €500 million of real estate backed investments and has deployed capital across more than 40 different construction projects. Over €125 million has already been repaid. There have been no defaults.

In which cities does LINUS finance real estate projects?

LINUS invests primarily in A and B cities in Germany, Austria and Switzerland, as well as in the United Kingdom.

What is a semi-professional investor?

According to § 1 para. 19 no. 33 of the German Investment Code, a semi-professional investor is characterized by the following three criteria - presented in simplified form: 1) Commits at least €200,000 in one investment, 2) confirms in writing that he / she is aware of the risks of participating in the investment and 3. the capital management company has assessed the expertise, experience and knowledge of the investor and is convinced that the investor is in a position to make his own investment decisions and understands the risks involved and that such an obligation is appropriate for the investor.

Is LINUS a regulated company?

Linus Capital Management GmbH is a capital management company registered with the German Federal Financial Supervisory Authority (BaFin) in accordance with §§ 2 (4), 17, 44 of the German Banking Act.

What documents are required for registration?

You do not need to submit separate documents for registration on our platform. If you would like to participate in a project, we need a few standard market documents within the framework of the Money Laundering Act as well as information to assess your classification as a semi-professional investor.
