LINUS Capital provides acquisition financing for PRIMUS project development at Ku'Damm

LINUS Capital provides PRIMUS Immobilien AG with a whole loan financing of around EUR 6.6 million for the purchase of a development property in Berlin-Charlottenburg.

LINUS Capital provides PRIMUS Immobilien AG with a whole loan financing of around EUR 6.6 million for the purchase of a development property in Berlin-Charlottenburg. The property is located between the famous shopping mile Kurfürstendamm and the popular Savignyplatz. This is already the third cooperation between LINUS and PRIMUS.

"Plots with development potential in these locations are very difficult to find in Berlin. PRIMUS is a project developer who stands for exceptional quality and is therefore perfectly suited to this unique location. Therefore we are very pleased to be able to participate in this project", explains LINUS CEO David Neuhoff.

"LINUS has once again proven to be a reliable and fast financing partner for us. LINUS' spectrum ranges from senior purchase financing to mezzanine financing in the construction phase and equity refinancing in portfolios, making LINUS the perfect partner for us as project developers," said PRMUS CEO Sebastian Fischer, describing the cooperation.

LINUS Capital finances real estate projects with debt and mezzanine capital. The Berlin-based company always acts as an anchor investor itself in the mezzanine and whole-loan investments it makes. LINUS enables experienced private and institutional investors to participate in the investments made by a self-managed debt fund. The term of the loans is usually between 12 and 36 months. As a capital management company (KVG), LINUS is supervised by Bafin and, together with co-investors, has invested a total of around 500 million euros in capital in real estate projects since its foundation, thus financing a project volume of over 1.5 billion euros.

Successful investment near Kurfürstendamm

A development financed by Linus Capital and PAMERA near Berlin's Kurfürstendamm was repaid early. The investors showed flexibility in the sale and made an early exit possible. The double-digit IRR was further increased by the early repayment of the loan. The joint venture of Linus and PAMERA had financed the development with around EUR 6 million in mezzanine capital.
