LINUS usually invests €5-100 million via mezzanine loans or whole loans, in a single project.

Which asset classes does LINUS finance?

LINUS finances projects in the residential, commercial, special and operated real estate space.

In which cities does LINUS finance real estate projects?

LINUS finances existing properties and project developments in A and B cities in the German speaking region, Benelux countries and in the United Kingdom. Exceptions are possible.

Which project phases does LINUS finance?

LINUS finances all project phases of project development, including early involvement in projects with planning risks.

What equity share do developers have to maintain to obtain LINUS project financing?

The required equity share depends on the conditions of each project. At minimum, developers must maintain an equity ratio of approximately 5% of the total project costs.

What securities are required to obtain project financing from LINUS?

LINUS secures its positions with standard market collateral. The selection of these securities instruments depends on the respective project. A charge on the asset is not always necessary.

How does the financing process work with LINUS?

You will submit a financing application for your project. Our investment team will review the documentation for your project. After a successful round of preliminary due diligence, the term sheet will be signed. We will proceed to carry out extensive due diligence and draft the facility agreement over a few weeks to ensure that funds from the loan are disbursed as quickly as possible.
